Description✓Buyer Role
✓My client are a well-established, large and profitable house builder currently have a requirement for an experienced Buyer to join their growing team based in West Yorkshire.
✓The company have a turnover of over £500m with excellent staff retention levels and are keen to develop their staff and promote from within
✓As well as offering excellent remuneration and package.
✓The role
✓The Buyer will be reporting to the Buying Manager and will be responsible for ensuring specified materials are available on site to meet programmes and assist with the efficient running of the materials and sub-contract purchasing function
✓Duties to include:
✓Ensure materials are delivered to sites in line with site programmes and specification
✓Maintain a library of standard house type material schedules and sub-contract schedules
✓Produce site specific material schedules and process material orders
✓Monitor material order values against budget values and address large variations
✓Liaise with other Buyers to negotiate national bulk price agreements
✓Negotiate regional bulk price agreements and ensure competitive quotations are obtained for materials not covered by bulk agreements
✓Monitor price agreements to ensure they always remain competitive
✓Monitor supplier performance and hold regular meetings with main suppliers
✓Place orders for key showhome materials before pre-start meetings
✓Process site orders for materials and produce monthly reports detailing expenditure
✓Monitor goods received and liaise with the build team to ensure correct procedures are maintained
✓Monitor material lead times, keeping build and site managers informed
✓Manage site call-offs and carry out regular stock takes to ensure site stocks remain cost effective
✓Ensure labour and material sub-contractors are procured within the agreed programme and to within budgetary levels.
✓Liaise with estimating functions for production of costs for housing, roads and sewers
✓Produce site specific sub-contract schedules
✓Ensure sub-contract tender lists are prepared in conjunction with the build department
✓Ensure tenders are checked and comply with site specification and current trade specifications, and the tender drawings for the site include the company standard details
✓Produce reports comparing tender prices obtained and analyse how they compare to viability
✓Skills and experience required
✓HNC / ONC in Construction or similar
✓2-3 experience working within a residential house builder as a materials buyer
✓Good understanding or building regulations and legal obligations
✓Good knowledge or construction methods and materials
✓Strong mathematical and IT ability
✓Ability to work under pressure and excellent team working skills
